The short version: Clift Farm has been one of the most active subdivisions in Madison County this year, and about half of its sales in the last year were brand-new homes listed by the builders' own offices. New houses from the builders have closed at a lower median price than resales here, but the resales are bigger, and some resale sellers are now offering rate buydowns and concessions to compete.
Where Clift Farm is
Clift Farm sits on U.S. 72 in Madison, between Wall Triana Highway and Balch Road, across the highway from Madison Hospital and the Target shopping center. The land was a working farm for six generations of the Clift family before The Breland Companies bought about 550 acres in 2019, according to the Huntsville Business Journal. Publix opened at the front of the development in 2020, and restaurants and shops have filled in along the highway since.
The newest piece is the Village Green, a lawn of about three-quarters of an acre with a stage, which opened in July 2025 and hosts concerts, movie nights and markets. 256 Today reported that Clift Farm had more than 680 residences, counting houses and apartments, at that time.

What sold in the last 12 months
There were 81 closed sales of houses and townhomes in the Clift Farm subdivision in the last 12 months. 43 of them, a little over half, were listed by the builders' in-house offices (Lennar and Breland). The rest were listed by other brokerages. Most of those were resales, though a few were new homes listed by an outside agent.
| Group | Sales | Median price | Median size | Median price per sq ft |
|---|---|---|---|---|
| Lennar (builder office) | 24 houses + 1 townhome | $377,650 (houses) | 1,943 sq ft | $194 |
| Breland (builder office) | 18 houses | $479,900 | 2,135 sq ft | $239 |
| Other brokerages, houses | 20 | $545,000 | 2,806 sq ft | $204 |
| Other brokerages, townhomes | 18 | $339,925 | 1,850 sq ft | $184 |
A few things stand out:
- The two builders sell different products. Lennar's houses were smaller and closed at a lower price. Breland's were larger, on slightly bigger lots, and carried the highest price per square foot in the neighborhood.
- The resale houses run large. The other-brokerage houses include several big homes on Farmhouse Drive that sold between about $665,000 and $1.2 million. Leave those out (homes under 3,000 sq ft only) and the resale median is $495,000 for about 2,590 sq ft, or $199 a square foot.
- Townhomes are the entry point. Townhome sales clustered between $320,000 and $388,000.
- Nothing sold fast. The median time from listing to closing was 105 days for builder-listed homes (many were listed before they were finished), about 89 days for other-brokerage houses and about 103 days for townhomes.
What is for sale this morning
As of October 30, there were 30 active listings in Clift Farm. Breland had 9, priced from $359,300 to $485,900, including a model home and several under construction. There were no active listings from Lennar's office in the MLS this morning, so if you want a Lennar home here, ask the builder directly what is left.
| Active listings | Count | Price range | Median price |
|---|---|---|---|
| Breland (builder office) | 9 | $359,300 - $485,900 | $479,900 |
| Other brokerages, houses | 12 | $389,000 - $620,000 | $499,900 |
| Other brokerages, townhomes | 9 | $325,000 - $398,000 | $350,000 |
Here is the part I would pay attention to. At least 5 of the 21 non-builder listings mention a rate buydown, a seller concession, a buyer incentive or an assumable loan in their remarks. When resale sellers start matching the kind of help builders usually offer, a buyer has room to compare offers side by side. Our builder incentives page tracks what builders are advertising across the area.
Schools
Clift Farm has a Madison address, but the MLS lists nearly every home in it as zoned for Madison County Schools: Endeavor Elementary, Monrovia Middle and Sparkman High. That surprises some buyers who assume a Madison address means Madison City Schools. If the school system matters to you, read our post on what the Madison City Schools zone adds to home prices, see the Madison County Schools overview, and confirm the zone by address with the district before you sign anything.
What to ask before you build or buy here
- Assessment fees. When the Madison County Commission approved $8 million for Clift Farm's roads and utilities in 2019, WAFF reported that businesses and homeowners would repay it through assessment fees, similar to HOA dues. Ask the builder or seller what the assessment is, how long it runs and how it is billed, and ask your title company to confirm it.
- HOA dues and what they cover. Some townhome listings say the HOA handles yard care. Get the current dues and the covenants in writing.
- What is included in the base price. Compare the finished, upgraded price against resales of the same floor plan. Some builder floor plans here have already come back on the market as resales, so there are real comparisons.
- Who pays for what at closing. Builder incentives often depend on using the builder's lender. Get a loan estimate from an outside lender too, and compare the total cost, not just the rate.
- Inspections. Hire your own licensed home inspector, even on a brand-new home. A pre-drywall inspection and a final inspection before closing are both worth asking about. We do not inspect homes; we help you line up the right people.
- Square footage. Check the listed size against the plan and county records before you compare price per square foot. Our price per square foot tool shows how Clift Farm compares with the rest of Madison.
One more thing about touring. In Alabama you can walk through model homes and resales without signing a buyer agreement. You will need a written agreement with an agent before you make an offer, and if you want representation on a new build, bring your agent on your first visit and ask the builder about its agent policy up front.
The bottom line
I own property in Madison, and Clift Farm is one of the few places nearby where you can buy brand new or buy a home that is a few years old within the same streets, with groceries and restaurants at the front of the development. Right now the resale side is negotiating harder than usual. Price both before you pick one.
