Every Selling Situation: Your Reasons, Your Options
People sell for all kinds of reasons: inheriting a home, a divorce, a new job or military orders, a parent who needs more care, money pressure, a house that needs too much work, or simply being done with being a landlord. Whatever is behind your move, there is usually more than one way to handle it. These guides explain your options in plain English, with Alabama rules, tools and checklists.

Whatever Is Behind Your Move, We Can Help
Tell us what is going on and we will point you to the right guide, the right professional, or both. Conversations are confidential and there is no obligation to list.
This Guide Is General Information, Not Legal or Tax Advice
Wyze Realty is a real estate brokerage. We are not a law firm, CPA, lender or housing counselor, and we cannot tell you what to do about your specific legal, tax or financial situation. For legal, tax or loan questions, talk to an Alabama attorney, a CPA or a HUD-approved housing counselor; each guide tells you which one fits.
Laws, deadlines and programs change, and the right answer depends on your documents and facts. Nothing here guarantees a result, a price or a timeline. We cite our sources at the bottom so you can check them.
What Is Prompting Your Move?

How We Help, and Where We Stop
- We advise on the real estate side. Pricing, preparing the home, showing it respectfully, marketing it, and coordinating with your attorney, lender or closing attorney.
- We tell you when you need someone else. Probate, divorce, bankruptcy and elder-law attorneys, CPAs and HUD-approved housing counselors handle the legal, tax and loan side. We will tell you which one fits.
- No pressure and no promises we cannot keep. Every situation is different, and no one can guarantee what a court, lender or buyer will do.
- Every option on the table. Listing on the open market, selling as-is, renting, keeping the home or waiting. If a cash offer is on the table, we will show you it next to what listing on the open market would likely net, in writing, and you choose.
Common Questions
Do you charge to talk about my situation?
No. The first conversation is free and confidential, and there is no obligation to list your home with us.
Are you attorneys?
No. Wyze Realty is a real estate brokerage. We explain how the real estate side works and help you sell, rent or keep the home, and we will tell you when you need an attorney, CPA or housing counselor.
Can you help if I have not decided whether to sell?
Yes. Many people call while they are still weighing whether to keep, rent or sell. We can show you what the home would likely sell for, what it would rent for, and what each option might net, so you can decide.
Will you pressure me to sell for cash?
No. We show every option, including listing on the open market. Our broker also owns a company that buys houses for cash, and if a cash offer is part of the picture we put it side by side with a market sale in writing so you can choose.
What areas do you serve?
Huntsville, Madison and the surrounding parts of Madison, Limestone and Morgan counties in North Alabama.
Is what I tell you kept private?
Yes. We treat these conversations as confidential and only share information with the people you ask us to, such as your attorney or closing attorney.
Talk It Through, Confidentially
Big decisions are easier with someone in your corner. Whether you are ready to sell, still deciding, or just need to understand your options, call or schedule a time to talk. The first conversation is free, private and comes with no obligation. If what you really need is an attorney, a CPA or a housing counselor, we will tell you that and point you in the right direction.
