What kind of land are you after?

Land by county

A lot of the open farmland on the market right now is in Limestone County. Madison County land closest to Huntsville is the most expensive and the most likely to be in someone's development plans. Marshall County mixes mountain land, farmland and lake country, and Morgan County runs from the river south through Hartselle and Falkville.

Before you buy land: the short list

  • Can you build on it? Without public sewer you need soil that will take a septic system. Alabama requires a site evaluation by a registered professional and a county health department permit. We make the soil evaluation a contingency in your offer.
  • Access and survey. Confirm legal road frontage or a recorded easement, and get a current survey. Older deeds out in the county can be vague about where the lines really are.
  • Utilities. Ask where the nearest power line and water line actually are. Running either one a long way down a gravel drive adds up fast.
  • Splitting it later. In unincorporated Madison County, Public Works enforces the county subdivision regulations, and land near a city can fall under that city's planning rules. Check before you count on selling off lots.
  • Timber. The Alabama Forestry Commission writes free forest stewardship plans, and recommends a registered consulting forester before any timber sale.
  • Taxes. Farm and timber land can qualify for current use taxation, but a new owner has to reapply with the county between October 1 and January 1.
  • Flood zones and wetlands. Low ground near creeks and the river can limit where, or whether, you can build.
Financing tip: Land loans usually need more down than a home loan. Farm Credit lenders specialize in land and farms, and Alabama Farm Credit serves Madison, Limestone, Morgan, Marshall and Jackson counties. Get a lender lined up before you find the tract you love, because good land does not wait.

Land buying questions

Do I need a perc test before buying land in Alabama?

If you plan to put a home on land without public sewer, yes. Alabama requires a site evaluation by a registered professional (a soil classifier, engineer or land surveyor) and a permit from the county health department before a septic system goes in. We write the soil evaluation into the contract so you are not stuck with land you cannot build on.

Can I split a large tract and sell lots?

Often, but in unincorporated Madison County the county's Public Works department enforces subdivision regulations, and land near a city can fall under that city's planning jurisdiction. Talk to the county engineer before you count on dividing a tract.

How do I finance raw land?

Land loans usually need a bigger down payment than a home loan. Farm Credit lenders such as Alabama Farm Credit, which serves Madison, Limestone, Morgan, Marshall and Jackson counties, specialize in land, farms and timber tracts. We can connect you with lenders who do this every day.

Is there help managing timber on my land?

Yes. The Alabama Forestry Commission writes forest stewardship management plans at no cost to landowners, and recommends a registered consulting forester for timber appraisals and sales.

Will my farm or timber land get a lower tax rate?

Qualifying land can be taxed under Alabama's current use program. You apply with the county between October 1 and January 1, a new owner has to reapply after closing, and converting the land to another use can trigger up to three years of back taxes.
