How Often Homes Sell in Each Huntsville Neighborhood
Some neighborhoods trade hands all the time. In others, a house comes up maybe once or twice a year, and it is gone before most people notice. This list shows, for each Huntsville and Hampton Cove neighborhood, how often homes there actually sell, when they usually hit the market, and how long they sit.
How to read this list
- 1 in 30 a year means that in a typical year, about one home out of every 30 in that neighborhood sells. A bigger number means homes come up less often.
- Days on market is the middle value for homes that sold there: half sold (listing to closing) faster, half took longer.
- For sale is how many homes were listed when we last updated the list. Each neighborhood page shows the live count.
- Rough estimate marks places with only a few sales, an approximate lot count, or new construction still underway, where the rate is less reliable. They are hidden unless you check Include rough estimates.

What does "1 in 30 homes sells each year" mean?
We take the homes that resold in a neighborhood over the last three years, average that to a single year, and compare it with the number of lots on the neighborhood's recorded plats. If a neighborhood has 300 lots and about 10 homes sell in a typical year, that is about 1 in 30, or roughly 3% a year.
Why are some neighborhoods marked as a rough estimate?
A few things make the rate less reliable: only a handful of sales to go on, a neighborhood that is still being built (where most sales are brand-new homes from the builder), or older and very large plats where lots were later combined or split, so the lot count is approximate. Those neighborhoods are hidden unless you check "Include rough estimates", and they are left out of the comparisons.
How do I get on a waiting list for a neighborhood?
Open the neighborhood's page from this list and tap Join the Waiting List. That saves a search drawn around that neighborhood, and the site emails you when a home there comes on the market. You can also call us at (256) 808-6861 and tell us what you are looking for.
Where do these numbers come from?
Sales, list dates, days on market and current listings come from Valley MLS listing data. Lot counts come from the subdivision plats recorded with Madison County. Homes that sold privately without being listed in Valley MLS are not counted, so the true turnover can run a little higher than shown.
Does low turnover mean homes there cost more?
Not necessarily. Turnover tells you how often a home comes up, not what it sells for. Each neighborhood page shows recent sale prices, and we are happy to talk through what a home in a specific neighborhood is likely to cost.
How often is this list updated?
We refresh the numbers about once a month. The date of the latest update is shown below the list.
