New Construction vs. Resale Prices in Huntsville
As of October 2026If you are choosing between a brand-new home and one a few years old, it helps to know what the new part actually costs. We compared similar-size homes sold in the last 12 months across the Huntsville area, town by town, using Valley MLS sales.
A brand-new home costs about 3% less per square foot than a nearly new one nearby.
New construction vs. resale homes built 2 to 10 years ago (typically 6 years old) in the same town, 1,600 to 3,000 sq ft, sold in the last 12 months. Weighted by new-home sales across 12 towns. Builder incentives are not included in sold prices. In plain terms: around here a new home does not carry much of a price premium per square foot over a home built in the last decade, and in several towns it sells for less. The bigger difference is the lot. The median new-construction lot in this comparison is 0.21 acres, compared with 0.25 acres for nearly new resale and 0.39 acres for older resale.
Town by Town
Each card compares three groups of similar-size houses sold in the same town. We show a bar only when it has at least 15 sales, and a town only when it has at least 15 new-home sales and 15 nearly new resales.
All 12 Towns Combined
Percentages are the town-by-town average (each town weighted by its new-home sales). Bars and table pool every sale, so the town mix differs a little by group.

Why New Is Not Always Pricier Here
- Builders compete. The Huntsville area has a lot of new construction, so builders price against each other and against nearby resales.
- Location and lot. New subdivisions tend to sit farther out and on smaller lots, while resale homes are often in established parts of town.
- Resale extras. A home a few years old usually comes with a fence, blinds, landscaping and upgrades the first owner already paid for.
- Incentives are hidden. Sold prices do not show builder closing cost help or rate buydowns, so the real cost of many new homes is lower still.
What New Construction Gets You
- A builder warranty. Most builders include a written warranty on workmanship, systems and structure. Coverage varies, so read it.
- Newer energy standards. Current codes, new HVAC and windows usually mean lower utility bills and fewer early repairs.
- Your choices. If you buy early, you can pick the lot, plan and finishes.
- Builder incentives. Closing cost help or a lower rate can be worth thousands. See current builder incentives and browse new homes.
When Resale Wins
- Lot size. Older resale homes in this comparison sit on lots about 1.9 times the size of new ones.
- Established trees and landscaping. Shade and privacy take years to grow.
- No wait. No build schedule; you can usually close in 30 to 45 days.
- Finished extras. Fences, window coverings, patios and storage are often already done.
- Known neighborhood. You can see the finished street, not a plat map.
How We Compared
- Sales: single-family houses of 1,600 to 3,000 sq ft on 5 acres or less, sold through the Valley MLS in Madison, Limestone and Morgan counties in the 12 months through October 2026. Townhomes and condos are left out.
- Groups: new construction = sold new in the last 12 months; nearly new resale = built 2016 to 2024 (2 to 10 years old); older resale = built 1996 to 2015 (11 to 30 years old). Resale homes with no year built are left out.
- Town: the city on each listing.
- Headline: each town's new vs. nearly new difference in median price per square foot, averaged using that town's number of new-home sales.
- Medians throughout, with at least 15 sales per bar.
Questions About New Construction vs. Resale
Is new construction more expensive than resale around Huntsville?
Per square foot, not by much right now. Comparing similar-size homes in the same town sold in the last 12 months, new construction sold for about 3% less per sq ft than resale homes 2 to 10 years old, and about 3% less per sq ft than resale homes 11 to 30 years old, weighted by new-home sales. Results vary by town.
Do these prices include builder incentives?
No. Sold prices in Valley MLS do not show closing cost help, rate buydowns or upgrades a builder paid for, so the real cost of many new homes is lower than the sold price suggests. See our builder incentives page for current offers.
What counts as nearly new and older resale?
New construction is a home sold new by the builder (marked new construction in the listing). Nearly new resale is a home built 2 to 10 years ago and sold by an owner. Older resale is 11 to 30 years old. All three are houses of 1,600 to 3,000 sq ft sold in the last 12 months.
Why compare town by town?
Prices per square foot differ a lot from one town to the next, and new homes are not spread evenly. Comparing inside each town keeps the comparison closer to like for like. Even within a town, new subdivisions are often farther out and on smaller lots, which affects price.
Should I buy new or resale?
It depends on what matters most to you: a warranty and new systems, or a bigger lot, mature trees and no wait. We help buyers with both, and we can compare a specific new home against recent resales nearby before you sign a builder contract.
