Homes for Sale by Price per Square Foot
Every home for sale around Huntsville, Madison and Decatur, ranked by what you pay for each square foot of living space. It is the quickest way to spot homes priced low for their size, and to see which towns cost more per foot than others.
Price per square foot here is the list price divided by the living area in the Valley MLS listing. These numbers update every time the page loads, so they always reflect the homes for sale today, not an old report.

"Middle half" is the range between the 25th and 75th percentile, so the very cheapest and most expensive listings do not skew it.

How to Use Price per Square Foot
It is a good first filter and a poor final answer. Use it to find homes worth a closer look, then judge each one on its own:
- Compare like with like. Smaller homes almost always cost more per foot, and new construction usually costs more than a 1980s home of the same size. The Size and Age filters keep the comparison fair.
- Land is in the price, not the square footage. A house on two acres or on the water will look expensive per foot. A small lot in a dense subdivision will look cheap.
- Low per foot can mean work. Some of the lowest numbers are homes that need updates or repairs. Read the listing and plan on a full inspection.
- Look at sold prices too. List prices are what sellers are asking. For what homes actually sold for, see recently sold homes or the market reports.
If one of these catches your eye, we can pull the recent sales around it so you can see whether the price per foot holds up. That is the same comparison an appraiser will make.

Questions About Price per Square Foot
What is a good price per square foot around Huntsville?
It depends on the town, the age of the house and the lot. The table on this page shows the current median for every town with enough listings, and the cards tell you how far each home sits above or below its own town's median. Newer homes and homes on larger lots usually run higher per foot.
Why does a smaller house cost more per square foot?
Every house has fixed costs no matter its size: the lot, the kitchen, the bathrooms, the HVAC and the roof. Spread over fewer square feet, those costs push the per-foot number up. So compare homes of similar size, which is what the Size filter is for.
Is price per square foot the same as value?
No. It is a quick screening number, not an appraisal. Condition, updates, lot size, school zone, basement space and the exact street all change what a home is worth. A home that looks cheap per foot may need work, and one that looks expensive may sit on acreage.
Where does the square footage come from?
From the living area the listing agent entered in the Valley MLS. It is usually heated, finished space, but agents measure differently and some include or leave out bonus rooms or basements. Check the listing details, and if size matters to your offer, verify it with the county records or an appraisal.
