North Alabama Lake and River Homes for Sale

Huntsville sits on the Tennessee River, and within an easy drive you have two of the biggest lakes in Alabama, plus Weiss, Wilson and Pickwick a little farther out. This is our guide to every one of them, with live waterfront and water-access listings.

Lake buyers usually start with a picture in their head: coffee on the dock, a boat out back, the kids jumping off the end. Getting there takes a little more than finding a pretty listing. Every lake here is run by either TVA or Alabama Power, each has its own shoreline rules, and the difference between true waterfront and water access can be a few hundred thousand dollars. We cover all of it below.

Madison, Limestone, Morgan, Marshall and Jackson counties. Waterfront means MLS waterfront type Water Front, Main Channel or River Front.

Lake Guntersville

Lake Guntersville is Alabama's largest lake: about 67,900 acres and nearly 890 miles of shoreline according to TVA, stretching roughly 76 miles from Guntersville Dam up into Tennessee. The city of Guntersville sits on a peninsula in the middle of it, with Lake Guntersville State Park's 6,000 acres on the bluffs nearby.

It is best known as a bass lake. Its grass beds draw major tournaments, and crappie is the most common catch. In winter the state park has hosted Eagle Awareness Weekends since 1985 for people who come to see the bald eagles that nest around the lake. TVA holds the lake within a foot or two of summer pool through the winter, so docks stay usable most of the year.

Wheeler Lake and the Elk River

Wheeler Lake is the long one. TVA puts it at about 67,000 acres with more than 1,000 miles of shoreline, running from Wheeler Dam near Town Creek all the way up past Decatur to Guntersville Dam, with the Elk River arm reaching up toward Athens and Rogersville. Decatur is the biggest city on it.

Much of the shoreline between Decatur and Huntsville belongs to the Wheeler National Wildlife Refuge, about 35,000 acres set aside in 1938. In winter it fills with ducks, geese and sandhill cranes, and whooping cranes have wintered there since 2004. On the west end, Joe Wheeler State Park near Rogersville has a marina, lodge and golf course. One thing to know: Wheeler drops more in winter than Guntersville, roughly four to five feet, so check dock depth with that in mind.

Huntsville and the Tennessee River

The Tennessee River runs along the south edge of Huntsville, and this stretch is technically part of Wheeler Lake, so the same TVA rules apply. Ditto Landing in south Huntsville is the city's front door to the river, with a marina, campground and a connection to the South Huntsville greenway, and a new event center is being built there. To the east, the Flint River winds through Hays Nature Preserve, the city's largest public park at 538 acres.

True waterfront homes inside the Huntsville area are rare. Most of what comes up is on neighborhood lakes in places like Hampton Cove, Owens Cross Roads, Gurley and Madison, or in the riverside neighborhoods of south Huntsville. When one hits the market it tends to go quickly, so this is the one area where we push buyers to set up an alert.

Weiss Lake

Weiss Lake is an Alabama Power lake on the Coosa River in Cherokee County, around Cedar Bluff, Centre and Leesburg. It covers about 30,200 acres with roughly 447 miles of shoreline and reaches into Georgia. Locals call it the Crappie Capital of the World, and spring is when the crappie fishing peaks. Cherokee Rock Village on Lookout Mountain overlooks the lake.

It is a longer drive from Huntsville than Guntersville, but waterfront there usually costs well under what it does on Guntersville, which makes it a popular choice for weekend places. Alabama Power owns the land up to the 565-foot elevation and permits every dock, so the rules are different from the TVA lakes.

Wilson and Pickwick Lakes in the Shoals

West of us, the Tennessee River widens into Wilson Lake (about 15,500 acres) and Pickwick Lake (about 43,100 acres) around Florence, Muscle Shoals and Sheffield. Wilson calls itself the Smallmouth Capital of the World, and Pickwick stretches into Mississippi and Tennessee. Both are TVA lakes, so the same dock and shoreline permits apply.

Docks, permits and shoreline rules

This is where lake purchases go sideways, so it is worth a few minutes.

TVA lakes: Guntersville, Wheeler, Wilson and Pickwick

  • Any dock, seawall, boathouse or even shoreline clearing needs a TVA Section 26a permit.
  • Permits do not transfer automatically. As a buyer you have to apply or notify TVA within 60 days of closing, and it only works if everything was permitted and built as approved.
  • New docks are generally capped around 1,000 square feet, the lot has to be eligible on TVA's shoreline maps, and approval usually takes three to four months.
  • TVA often owns land or flooding rights along the shore. Sometimes a strip of TVA land sits between the lot and the water, which affects what you can build.
  • Enclosed or covered second-story dock decks will likely have to come down.

Alabama Power lakes: Weiss (and Smith)

  • Alabama Power owns the shoreline up to a set elevation (565 feet on Weiss) and holds a flood easement above it.
  • You need a written Alabama Power permit before building or repairing a dock. On Weiss, docks are capped at 1,220 square feet and 80 feet long.
  • A 15-foot vegetated buffer along the water is required.
Our rule: before you fall in love with a lake house, we pull the survey, the shoreline maps and the permit history for the dock. It is a lot easier to walk away during your inspection period than to find out after closing that the boathouse has to come down.

Lake home questions

What is the difference between waterfront and water access?

Waterfront means the lot touches the water and, with the right permits, can usually have its own dock. Water access usually means a community ramp, a shared lot or a nearby launch. Access homes often cost far less, which is why this page lists both separately.

Can I build a dock on Lake Guntersville or Wheeler Lake?

Only with a TVA Section 26a permit. New docks are generally limited to about 1,000 square feet, the lot has to be eligible on TVA's shoreline maps, and approval typically takes three to four months. Some shoreline cannot have a dock at all, so we check before you make an offer.

Do dock permits transfer when I buy a lake house?

Not automatically. On TVA lakes the buyer has to apply or notify TVA within 60 days of closing, and a transfer only works if every structure was permitted and built as approved. On Weiss Lake, Alabama Power issues its own shoreline permits.

How much do the lakes drop in winter?

TVA's normal winter drawdown is small on Lake Guntersville, roughly a foot or two, and larger on Wheeler Lake, roughly four to five feet. Weiss Lake drops about three feet between October and late November. Look at a dock in winter before you buy if water depth matters to you.

Who owns the shoreline in front of a lake lot?

On TVA lakes, TVA owns land or flooding rights along much of the shoreline, and sometimes there is a strip of TVA land between a private lot and the water. On Weiss, Alabama Power owns the land up to the 565-foot elevation. We pull the survey and shoreline maps for every lake property we show.
