Price Reduced Homes in Huntsville and North Alabama

Every home for sale that has had a price cut, sorted by the biggest percentage drop first. Pick a city, narrow it by price, or look at just the cuts from the last week.

A price cut tells you something: the seller has already blinked once. Those are often the homes where there is room to negotiate on price, closing costs or repairs. The list below is pulled live from Valley MLS every time the page loads.

Live from the Valley MLS through Wyze Realty. The drop shown is the listing's most recent price cut as a share of the price just before it. Homes cut more than once may be down further from their original price.

Price Cuts by Town

Should you jump on a price cut?

A reduced price is a starting point, not a finish line. Before you offer, we look at three things: how long the home has been on the market, what similar homes nearby actually sold for, and whether the cut brought it in line with the market or just closer to it. Sometimes the best deal is a home that was cut twice and still has not moved.

Price cut questions

How is the price drop percentage figured?

We take the size of the listing's most recent price cut and divide it by the price right before that cut. A home cut from $400,000 to $380,000 shows as a 5.0% drop. If a home has been reduced more than once, only the latest cut is counted, so its total drop from the original asking price may be bigger than what you see here.

Is a big price cut a sign something is wrong with the house?

Not usually. Most cuts happen because a home was priced high to start, the seller's timeline changed, or the season slowed down. Sometimes it does point to an issue, like an inspection problem that came up with an earlier buyer. We pull the listing history and ask the listing agent before you make an offer.

Can I offer less than the reduced price?

Often, yes. A seller who has already cut the price is usually more open to negotiating, especially on closing costs, repairs or a rate buydown. How far to go depends on how long the home has sat, what similar homes nearby actually sold for, and whether other buyers are circling. We run those numbers with you before you write the offer.

How current is this list?

It is pulled from the Valley MLS each time the page loads, so it reflects price changes as soon as they hit Valley MLS feed. Very large drops (50% or more) are left out because they are nearly always typos in the original asking price.
