Home Prices by School Zone in Huntsville and Madison

As of October 2026

Many buyers start their search with a school zone in mind, so a common question is what a zone does to the price of a home. Below, we compare what similar homes actually sold for across high school zones in Madison and Limestone counties, size for size and new for new, using Valley MLS sales from the last three years.

Home prices, not school quality. This page compares sold home prices only. It does not rate or rank schools. Assigned school per the listing; verify zoning with the school district; zones change.

Compare Two Zones

Pick two zones, a home size and an age. We use the median price per square foot of matching homes sold in each zone and apply it to a typical home of that size.

A typical 2,400 sq ft home built in 2010 or later sold for about $445,000 in the James Clemens zone vs $375,000 in the Sparkman zone (19% difference).

How We Compared Similar Homes

  • Sales: houses and townhomes sold through the Valley MLS in Madison and Limestone counties in the last 3 years, 1,500 to 4,500 sq ft, on 5 acres or less. Condos, very large estates and big acreage are left out.
  • Zone: the assigned high school entered on each listing.
  • Similar homes: three size groups (1,500 to 2,200, 2,200 to 3,000 and 3,000 to 4,500 sq ft) and two age groups (built 2010 or later, including new construction, or built before 2010). Homes with no year built are left out.
  • Adjusted median: in each group, the zone's median price per square foot is compared with the same group across all zones. Those ratios are blended using the area's overall mix of homes, then applied to the area typical of $163 per square foot.
  • Same-size home: the zone's adjusted difference applied to a typical 2,400 sq ft home built in 2010 or later, which sold for about $384,000 area-wide.
  • Minimums: 12 sales to show a group, 80 sales and 3 groups to show a zone. We use medians, so a few unusual sales do not move the numbers much.
Prices in a zone reflect much more than the school: location, commute, lot size, condition, nearby amenities and how much new construction is selling there. Two homes the same size in the same zone can still sell far apart. Sold prices do not show seller or builder concessions.

Questions About Home Prices and School Zones

Does a higher home price mean a better school?

No. This page shows home prices only, not school quality, and it does not rate or rank schools. Prices in a zone reflect many things at once: location and commute, lot size, the age and condition of the homes, nearby shopping and parks, and how many new homes are being built there.

How do you compare similar homes across zones?

We group sold homes by size (1,500 to 2,200, 2,200 to 3,000 and 3,000 to 4,500 sq ft) and by age (built 2010 or later, or before 2010). Each zone's median price per square foot in each group is compared with the same group across all zones, and the results are blended using the area's overall mix of homes. That way a zone full of newer, larger homes is not compared head to head with a zone of older, smaller ones.

Why is my high school zone missing, or why do some cells say too few sales?

We only show a size and age group when it has at least 12 sales, and a zone needs at least 80 sales and 3 groups to get an adjusted figure. Smaller zones, and zones outside Madison and Limestone counties, do not have enough sales for a fair comparison yet.

How do I confirm which schools a home is zoned for?

The school shown here is the assigned school entered on each listing. Always verify zoning directly with the school district before you buy, because attendance zones change and listings can be out of date. Each district offers a way to look up an address.

Is this what my home is worth?

No. These are medians across many sales and are not an appraisal or a value opinion for any one home. For a price on a specific home, we can pull the recent sales closest to it in size, age, location and condition.
