Most of the people who call us about a mini farm are not looking for a working farm. They want a big garden, a shop, a few animals, a pond to sit by, and neighbors who are not right on top of them. The trick is finding that without giving up a reasonable drive to work, so below we break the market down by county and lay out what to check before you buy.
Homes, farms and manufactured homes on about 3 to 25 acres in Madison, Limestone, Morgan and Marshall counties. Live counts from the Valley MLS through Wyze Realty.

Each county has a different feel and a different price point. Here is how the market breaks down right now.
A handful of large estates skew county averages, so the price bands below are a better guide.
Rural property has a few things a subdivision home never makes you think about. None of them are deal breakers if you know about them early. They are expensive surprises if you find them after closing.
Conventional and FHA loans work fine for most homes on acreage. Lenders mainly care that the value is in the house rather than the land, so very large tracts or properties with little house may need a different loan.
USDA loans can be a great fit for rural homes with no down payment, but eligibility depends on the address. The cities of Huntsville and Madison, including annexed areas, have not been eligible since October 2023. Many areas just outside them still are, so we check the USDA map for every property.
Farm Credit lenders specialize in land and farms. Alabama Farm Credit, based in Cullman, serves Madison, Limestone, Marshall, Morgan, Jackson and other North Alabama counties.
There is no legal definition. Most buyers who ask us for a mini farm want a house with somewhere between 3 and 25 acres: enough for a big garden, chickens, a few goats or a couple of horses, without the upkeep of a working farm. That is the range this page searches.
Outside city limits it is usually allowed, but deed restrictions and subdivision covenants can still limit animals, and properties inside Huntsville, Madison or other city limits follow that city's rules. We read the restrictions on any property before you write an offer.
Sometimes. USDA Rural Development home loans are tied to location, and the cities of Huntsville and Madison, including annexed areas, have not been eligible since October 1, 2023. Plenty of land outside those city limits still qualifies, so we check each address on the USDA eligibility map.
Alabama's current use program taxes qualifying farm and timber land on its use instead of its market value. You apply with the county between October 1 and January 1, and a new owner has to reapply after closing. If the land is later converted to another use, up to three years of back taxes can be owed.
The septic system, the well (if there is one), the survey and road access, flood zones, deed restrictions and current use tax status. Our due diligence list above walks through each one.
Tell us how far you are willing to drive, how many acres you really need and what you want to keep on it. We will send you the properties that fit and tell you honestly which ones to skip.
