Questions About Buying New Construction

Can I buy in a new neighborhood before it opens?

Sometimes. Builders often open an interest list or a pre-sale phase before the model home is finished, and early buyers can get first pick of lots and opening prices. Join the first-access alerts on any community page and we will let you know as soon as homes or lots are released.

Do I need my own agent to buy a new construction home?

You do not have to have one, but it helps. The builder's on-site sales team works for the builder. Your own agent works for you: comparing communities and builders, reading the contract and the incentive terms, and keeping an eye on deadlines through closing. Bring your agent on your first visit or put their name on the builder's registration card, because many builders will not add an agent after you have registered on your own.

Should I use the builder's preferred lender?

Builders often tie their best closing-cost credits or rate buydowns to their preferred lender. That can be a good deal, but compare it against a Loan Estimate from at least one other lender and look at the total cost: rate, fees and credits together. You can see current builder offers on our builder incentives page.

Can I negotiate the price of a new home?

Builders tend to protect their base prices, but there is often room elsewhere: closing-cost help, rate buydowns, upgrades, lot premiums or a lower price on a finished inventory home that has been sitting. What is negotiable changes month to month and builder to builder, so ask before you sign.

Should I get a home inspection on a brand-new house?

Yes, we recommend it. New homes can still have missed items, from loose wiring to grading problems. Many buyers get a pre-drywall inspection while the walls are open, a final inspection before closing, and another one before the builder's one-year warranty ends. Check the contract for the builder's rules on outside inspectors.

What does a builder warranty usually cover?

Many builders offer one year on workmanship and materials, two years on major systems like plumbing, electrical and HVAC, and ten years on structural items. Coverage varies a lot by builder, so read the actual warranty document and keep a list of items to report before each deadline.

What is the difference between an inventory home and a to-be-built home?

An inventory (spec) home is already built or under construction, so you can often close in weeks and see exactly what you are getting. A to-be-built home lets you pick the lot, plan and finishes, but usually takes several months or more and often needs a larger deposit for structural options and upgrades.

How much deposit does a builder ask for?

It depends on the builder and the home. To-be-built homes and big upgrade packages usually need more money up front than an inventory home, and some of it may not be refundable. Read the purchase agreement closely before you sign, and have an attorney review it if anything is unclear.

Will a new neighborhood have an HOA?

Most new subdivisions around Huntsville do. Ask for the covenants and HOA budget early: dues, what they cover, rules on fences, parking and rentals, and when the developer will turn the HOA over to homeowners.

Why might my property taxes go up after the first year?

Alabama property taxes are billed for the past year. If your home was finished partway through the year, the first bill may be based mostly on the lot, and the next one on the finished house. Plan for your escrow payment to rise once the full value is assessed. The county revenue commissioner can tell you how your home will be assessed.

How do I check whether a lot is in a flood zone?

Look up the address on FEMA's official Flood Map Service Center. Ask the builder for the lot's elevation certificate if one exists, and talk to your insurance agent before you commit to a lot.
