Before you visit a model home

Bring your agent on the first visit. Many builders only let a buyer's agent represent you if the agent is with you, or registers you, the first time you walk in. If you sign in alone, you may lose that option.
Know who pays us. Most builders around Huntsville work with buyer's agents and pay the commission. We confirm exactly how it is paid, in writing, before you sign anything.
Compare the incentives, not just the price. Builder offers usually come as closing costs or a rate buydown through the builder's preferred lender. We put the numbers side by side with an outside lender so you can see which deal is actually better.
Inspect it anyway. New homes still have defects. A pre-drywall inspection and a final inspection before closing are worth the money, and so is a walk-through before your one-year warranty runs out.
Read the covenants. HOA rules on fences, sheds, parking and rentals vary a lot from one neighborhood to the next.

Do I need a real estate agent to buy a new construction home?

You don't have to, but in most cases it costs you nothing extra, because builders around Huntsville generally pay the buyer's agent. The builder's salespeople represent the builder. We represent you on price, incentives, lender choice, inspections and the contract.

What incentives do Huntsville builders offer?

It changes month to month, but the most common are help with closing costs and rate buydowns through the builder's preferred lender, especially on homes that are finished or close to it. Neighborhoods with a lot of unsold homes tend to offer the most.
