Buying in a brand-new neighborhood

Before you visit a model home

  • Bring your agent on the first visit. Many builders only let a buyer's agent represent you if the agent is with you the first time you walk in. If you sign in alone, you may lose that option.
  • Know who pays us. Most builders around Huntsville work with buyer's agents and pay the commission. We confirm exactly how it is paid, in writing, before you sign anything.
  • Compare the incentives, not just the price. Builder offers usually come as closing costs or a rate buydown through the builder's preferred lender. We put the numbers side by side with an outside lender so you can see which deal is actually better.
  • Inspect it anyway. New homes still have defects. A pre-drywall inspection and a final inspection before closing are worth the money, and so is a walk-through before your one-year warranty runs out.
  • Read the covenants. HOA rules on fences, sheds, parking and rentals vary a lot from one neighborhood to the next.
