Custom Home Builders in Huntsville, AL: How to Build Exactly What You Want
Not every buyer wants a production home in a new subdivision. If you want your own floor plan, more land, a specific school zone or a lot you already own, a custom or semi-custom builder may be the better fit. This guide covers how custom building works around Huntsville, the builders who do it, and how Wyze can run the whole process with you.
If you are open to a production floor plan, see plans area builders have listed that are not built yet.

How we help with a custom build
- Find the land, and know what to check. Lots and acreage from Valley MLS and off-market, and what to verify before you buy: survey, septic or sewer, utilities, flood zone, covenants and school zone.
- Short-list the right builders. Builders who work at your budget, style and location, and how to check their license.
- Compare bids on the same terms. Fixed price or cost-plus, allowances, change orders, draw schedule, timeline and warranty, side by side.
- Line up the money. Introductions to lenders who do construction loans, so you know your real budget before you design.
- Stay with you to the keys. Advice on stage inspections by your own inspector, the final walk-through and closing.
Building a custom home, step by step
- Set the budget and talk to a lender. Get pre-approved for a construction loan or a lot loan, and decide what you can spend on land and on the house.
- Choose the area. Commute, school zone, lot size and whether you want a neighborhood with covenants or open land. Our area guides, school zone maps and commute times help.
- Find and check the lot. Before you buy: a survey, road access, water and power, sewer or a septic site evaluation, flood zone, covenants and any HOA design rules. See our land guide for what buyers check.
- Pick the builder. Visit homes they have finished, check their license, ask for references and a sample contract, and ask who will run your job day to day.
- Design the plan. Work with the builder, a home designer or an architect. Price the plan before you finish it, so the design fits the budget.
- Get bids and sign the contract. Compare fixed-price and cost-plus terms, allowances for finishes, how change orders are priced, the draw schedule, the timeline and the warranty.
- Permits. The builder pulls the permit. In the City of Huntsville that is the Inspection Department; in the City of Madison, the Building Department; in unincorporated Madison County, the county Building Inspection Department, which also requires septic or sewer approval and an address. Unincorporated Limestone County says it does not require building inspections and has no planning and zoning, so your own inspector matters even more there.
- Construction and inspections. Code inspections happen along the way. Add your own inspector before drywall and before closing.
- Final walk-through and closing. Punch list, certificate of occupancy, and the construction loan converts to or is replaced by your mortgage.
- Warranty. Keep a list during the first year and schedule a walk-through before the workmanship warranty ends.

Custom home questions
What is the difference between a production, semi-custom and custom builder?
A production builder sells a set of floor plans in its own neighborhoods, with limited options. A semi-custom builder starts from its plans but lets you change layouts, finishes and sometimes the lot. A custom builder builds a one-of-a-kind home, usually on land you own or buy, designed around you.
Can I build on land I already own?
Usually, yes. A custom builder can build on your lot if it is buildable: legal road access, utilities or a septic site the health department will approve, a survey, and no covenant or zoning conflicts. We help you check those before you hire anyone.
How do construction loans work?
A construction-to-permanent loan pays the builder in stages (draws) while the home is built, then becomes a regular mortgage. With a one-close loan, both phases close together at the start; Fannie Mae's version caps the construction period and lets the loan convert automatically when the home is finished. Other lenders use two closings, one for construction and one for the permanent mortgage. The lender decides which disclosures you get. Talk to a lender before you design, because the loan type shapes your budget and timeline.
Does my builder need a license in Alabama?
Yes, in most cases. Alabama law requires a license from the Alabama Home Builders Licensure Board for residential building when the cost of the work is more than $10,000, and building without one is a misdemeanor. You can check any builder on the board's license lookup. The board also notes that the licensing law does not require builders to give a written warranty, so get the warranty terms in your contract.
Why use a real estate agent for a custom home?
A custom build is several transactions at once: buying land, hiring a builder, financing and closing. We help you find and check the lot, compare builders and bids on the same terms, review the contract, line up lenders and inspections, and keep the project moving. How we are paid depends on the project, and we agree on it in writing before we start.
Thinking about building?
Tell us your budget, the area and whether you already have land. We will help you find the lot, short-list builders and compare bids before you commit to anything.
