Down Payment Assistance in Huntsville and North Alabama

The down payment is the number one thing that keeps renters renting. In Huntsville there is real help available, from the city and from the state.

Here is what is out there right now, who it is for, and how to start. Programs and limits change, so we always confirm the current rules with the city or the lender before you count on them.

AHFA's Step Up and First Step programs pair a fixed-rate FHA, VA, USDA or conventional loan with optional down payment assistance, through participating lenders across Alabama. Terms, income limits and credit requirements change, so check AHFA or ask a participating lender for the current numbers.

Low and no down payment loans

  • VA loans: zero down for eligible veterans and service members, common around Redstone Arsenal.
  • USDA loans: zero down in eligible rural areas, which include parts of Madison and Limestone counties outside the cities.
  • FHA loans: as little as 3.5% down.
  • Builder incentives: many new-home builders here help with closing costs or rate buydowns. See our new construction page.
