What stands out
- Owens Cross Roads, Gurley and Hartselle are the tightest markets, with about three and a half months of supply or less. Sellers there are in the stronger position.
- Toney, New Market and Athens have the most supply, about six months. Buyers there have more room to negotiate, and homes take longer to sell.
- Athens shows the biggest gap between asking and selling prices: a $369K median list against a $309K median sale. Part of that is the mix of homes on the market right now, so look at comparable sales, not the average.
- Madison remains the priciest of the larger towns, with a $395K median sale over the last three months.
- Huntsville homes sold the fastest, at a median of about 70 days from listing to closing.
What it means for you
If you are selling, pricing right from the start matters more than it did a few years ago. Homes priced at market are selling at their asking price, while overpriced homes sit. See what your home is worth or read our seller's guide.
If you are buying, you have more choices and more time than in the frenzy years, especially in the towns with six months of supply. Use the market stats by town, and if you are new to Alabama, read Alabama: The Wild Wild West of Real Estate first.
