BRRRR Calculator: Buy, Rehab, Rent, Refinance, Repeat
BRRRR means buying a house that needs work, fixing it, renting it, then refinancing on the new value to pull your cash back out for the next one. This calculator shows how much cash stays in the deal, whether the purchase fits the 70% rule, and what the rental cash flows after the refinance.

Sit down with George Lensch, broker-owner of Wyze Realty. Bring a property you are looking at, or the rentals you already own. We will go over the real numbers: rent, repairs, taxes, insurance, financing and what to buy, keep or sell next.
Before you use this tool: what these numbers cannot see
The tools on this page use MLS data and your assumptions. They cannot see the condition of the house, the repairs it needs, the age of the roof, HVAC and water heater, foundation or drainage problems, flood zone and insurance cost, HOA rules on renting, the real tax bill, or how a specific street rents compared to the rest of the ZIP. A low-priced house that screens well on paper usually screens well for a reason.
No results are guaranteed. These are estimates, not an appraisal, inspection, rent guarantee or financial advice. Before you make an offer, book a consultation and we will run the property with you, including rent comps for that house and a repair estimate.

Watch the cash flow line as you change the refinance loan-to-value. With mortgage rates around 7%, pulling every dollar back out usually leaves a large loan payment and thin or negative cash flow on a typical Huntsville rental. Many investors leave some cash in the deal, or look for houses where rent is high compared to value, so the property pays for itself after the refinance.
BRRRR in Huntsville: what to watch
- The after-repair value decides everything. The refinance is based on an appraisal. Use sold comps from the same neighborhood with similar size and finishes, not list prices. We pull those for you.
- Seasoning. Many lenders want you to own the property for a period, often six months, before a cash-out refinance on the new value. Ask your lender before you buy.
- Rehab costs. Older houses bring the most surprises: wiring, plumbing, foundations and roofs. Get bids, not guesses.
- Holding costs. Every month of rehab is a month of taxes, insurance, utilities and interest with no rent.
