Fixer-Upper Homes
Homes that need work are often the best way to get into a neighborhood for less, or to build equity with your own sweat. This page reads every listing description for homes sold as-is, needing updates or marketed to investors.
Counting... in Madison, Limestone and Morgan counties
Listings use a lot of phrases for it: needs TLC, handyman special, sold as-is, investor special, bring your contractor. Every home below uses one of them.
A fixer can be a great buy or a money pit. The difference is a realistic repair budget, a careful inspection and the right financing. Our investor tools can help you run the numbers.
Homes for sale that need work or are sold as-is
Found by reading the description of every active listing. The words are the listing agent's, not ours: confirm every detail with the listing agent before you rely on it.
Before you buy
- Inspect, even if it is as-is. "As-is" means the seller will not make repairs, not that you cannot inspect. Hire a licensed inspector and, for big items, the right trade.
- Budget for surprises. Older homes hide things behind walls. Leave a cushion beyond the contractor quotes.
- Know Alabama is buyer-beware. Sellers here generally are not required to fill out a disclosure form. Read our Alabama real estate guide.
- Line up financing that fits. Some homes will not qualify for a standard loan until repairs are done. Ask a lender about renovation loans or plan for cash.
- Run the numbers first. Use the BRRRR calculator or rental calculator if you plan to rent it.
Questions
What does "sold as-is" mean in Alabama?
The seller is not agreeing to make repairs. You can still inspect, and you should. Alabama generally does not require sellers to fill out a disclosure form, so ask direct questions and get answers in writing.
Can I get a loan on a fixer-upper?
Sometimes. Homes in rough condition may not qualify for a standard loan, but renovation loans exist that include repair money. Ask a lender early.
