Tenant-Occupied and Income Homes
Buying a home with a tenant already in place means rent from day one. This page reads every listing description for homes sold with a lease in place, rental income, or a current tenant.
Counting... in Madison, Limestone and Morgan counties
These listings can be a quick way into a rental, but you inherit the lease, the tenant and the deposit. The details matter more than the rent number.
Run the numbers with our rental property calculator and compare rents on the Huntsville rent report.
Homes for sale with a tenant in place or rental income mentioned
Found by reading the description of every active listing each time you open this page, so new listings show up the day they hit Valley MLS. The words are the listing agent's, not ours: confirm every detail with the listing agent before you rely on it.
Before you buy
- Get the lease and the ledger. Ask for the signed lease, payment history and any amendments before you are bound.
- Ask for an estoppel. A statement signed by the tenant confirming the rent, deposit and lease terms protects you from surprises. Your attorney can draft one.
- Account for the deposit. The security deposit should transfer to you at closing. Make sure the contract says so.
- Plan your showings. Occupied homes have limited access. Your inspection still matters.
- Talk to a property manager. If you do not want to self-manage, Wyze Property Management can review the lease and take over.
Questions
Does the lease stay in place when a rental is sold in Alabama?
Generally a sale does not end a valid lease, so the buyer takes over as landlord. Have an attorney review the lease and the contract.
