Homes with Assumable Mortgages in Huntsville and North Alabama
When the seller's mortgage rate is lower than today's rates, taking over their loan can save you a lot of money every month. Here is how assumable mortgages work in North Alabama, and how we find the homes that have them.
Homes for sale that advertise an assumable loan
Found by reading each listing's description for an assumable FHA, VA or USDA loan, each time you open this page. Whether a loan can actually be assumed, the rate and the balance are up to the seller's lender; confirm every detail before you make an offer. Listing data from Valley MLS, deemed reliable but not guaranteed.

How an assumption works
With an assumption, you take over the seller's existing mortgage, including its interest rate and remaining balance, instead of getting a brand-new loan. FHA, VA and USDA loans can generally be assumed with the lender's approval. Most conventional loans cannot, because of the due-on-sale clause.
The catch: the equity gap
You take over the loan balance, not the price. If a home sells for $350,000 and the seller owes $250,000, you need to cover the $100,000 difference, with cash or sometimes a second loan. That is why assumptions work best on homes bought or refinanced in the last few years, when balances are still high relative to price.
Who it works for
- FHA assumptions are open to qualified buyers, veteran or not. You still have to qualify with the servicer.
- VA assumptions can be taken over by non-veterans, but unless the buyer is a veteran who substitutes their own entitlement, the seller's VA entitlement stays tied to the loan. Sellers need to understand that before they agree.
- USDA loans can be assumed in some cases, with the buyer meeting USDA's income and property rules.
Why we built this page
The MLS does not have a reliable filter for assumable loans, so these homes are easy to miss. We search listing descriptions every day for sellers who mention an assumable loan, and we can often ask about it on homes where it is not mentioned at all. Tell us your budget and how much cash you have for the gap, and we will send you the matches.
Questions
What kinds of mortgages are assumable?
FHA, VA and USDA loans are generally assumable with the lender's approval. Most conventional loans are not, because they include a due-on-sale clause.
Can a non-veteran assume a VA loan?
Yes, if the buyer qualifies with the servicer. Unless the buyer is a veteran who substitutes their own entitlement, the seller's VA entitlement stays tied up in the loan until it is paid off.
How do I find homes with assumable loans near Huntsville?
The MLS search cannot filter for them reliably. We search listing descriptions for sellers who advertise an assumable loan and ask listing agents about others. Contact us and we will send you the current list.
