Homes with a New Roof
In North Alabama, roof age matters for more than leaks. It can change what you pay for homeowners insurance and whether some companies will write a policy at all. This page finds every home for sale whose listing says the roof is new or was recently replaced.
Counting... in Madison, Limestone and Morgan counties
Hail and wind are part of life here, and insurers look closely at roof age and type. A home with a recent roof can be easier to insure and gives you one less big expense in the first years.
Listings describe roofs loosely: "new roof," "roof replaced in 2024," "newer roof." Use this list to find candidates, then confirm the details with paperwork and your own inspector.
Homes for sale that mention a new or recently replaced roof
Found by reading the description of every active listing. The words are the listing agent's, not ours: confirm every detail with the listing agent before you rely on it.
Before you buy
- Ask for the paperwork. Request the invoice, the date, the roofing company and any transferable warranty. "Newer" can mean last year or ten years ago.
- Call your insurance agent before you offer. Ask how roof age and type affect your premium. Alabama insurers offer discounts for roofs built to the FORTIFIED standard, so ask the seller if the roof has a FORTIFIED certificate.
- Have it inspected. Your licensed home inspector, or a roofer you hire, can check flashing, decking and attic ventilation, which a new roof does not fix by itself.
- Look at the rest of the envelope. Gutters, soffits and attic insulation often get skipped on a re-roof.
- Think about storms. See our homes with storm shelters if a safe room matters to you too.
Questions
Does a new roof lower homeowners insurance in Alabama?
Often it can, and roofs built to the FORTIFIED standard can qualify for insurance discounts in Alabama. Ask your insurance agent for quotes on the specific home before you make an offer.
How do I know when a roof was replaced?
Ask for the invoice and warranty. You can also ask the city or county whether a permit was pulled. Your inspector can give an opinion on condition, but paperwork is the best proof of age.
Should I still get a roof inspection if the roof is new?
Yes. Installation problems, flashing and ventilation are common issues even on new roofs, and a warranty is only as good as the installer behind it.
