Many shops never make it into Valley MLS fields above. These homes for sale mention a workshop, detached garage, metal building or pole barn in the listing description. The search reads every active listing each time you open this page. Confirm size, power and permits with the listing agent.

Before you buy a shop home

Check the power. A shop with a 240-volt subpanel is a very different thing from one with a single outlet. Check the slab, the doors and whether the building was permitted. And if you want to run a business out of it, check the zoning and any HOA covenants first: some neighborhoods do not allow commercial use or large outbuildings at all.

Shop shopping tips

Ask for the shop's square footage and ceiling height; listing descriptions often leave them out.
Look for a separate electrical service or subpanel if you run equipment.
Inside city limits, accessory buildings have size and setback rules. Out in the county there is usually more room to build later.

Questions

Can I build a shop after I buy a home?

Often, yes, especially on larger lots outside city limits. Check the zoning, setbacks and any HOA covenants before you buy if you plan to add one.

Are shop homes more expensive?

A good shop adds real value, but appraisers may not give full credit for every dollar spent on it. We look at what similar shop homes have actually sold for nearby before you make an offer.
