Find your North Alabama home

Most market reports tell you what already sold. This page shows what is happening right now: where homes are going under contract, where sellers are cutting prices to get there, and which new-home communities are moving. It updates live from Valley MLS every time you open it, so you are never looking at last month's market.

The live numbers load here. If they do not appear, call or text us at (256) 808-6861 and we will walk you through what is moving in your area.

How to Read These Numbers

Share under contract is the part of a neighborhood's listings that already have an accepted offer. When a third or more of the homes in a neighborhood are under contract, buyers there are moving fast, and a good listing may not last the weekend.

Cut price first shows how many of the homes now under contract dropped their price before an offer came in, and the typical size of that cut from the first asking price. It is one of the clearest signals of how much room there is to negotiate in a town right now.

Small neighborhoods swing a lot from week to week, so we only list a neighborhood once it has at least 8 homes listed. New construction is shown on its own, because builders list homes before they are built and those listings follow a different clock.

What This Means for You

  • Buying in a hot neighborhood: get pre-approved before you tour, look at new listings the day they come out, and talk with us about how to write an offer that holds up next to others.
  • Buying in a cooler area: more homes are cutting price, so there may be room on price, closing costs or repairs. Each listing page has a Negotiation Meter that sums up what we can see.
  • Selling: if most homes in your town had to cut before getting an offer, pricing right the first time matters more than ever. See our seller guide or ask for a free home value review.

Common Questions

Where does the data come from?

Valley MLS listings for homes, townhomes and condos in Madison, Limestone, Morgan, Marshall and Jackson counties, read live by this page. "Under contract" includes listings marked Pending or Active Under Contract.

Why don't you show how many days homes took to go under contract?

The listing feed we get keeps counting days on market after a home goes under contract, so it cannot tell us that exact number. We started recording contract dates ourselves and will add days to contract once we have enough history to be accurate.

Can I see the homes behind these numbers?

Yes. Tap any neighborhood, ZIP code or town to open its page with the homes for sale and recent sales, or call us and we will pull the list for you.
