Homes on a Cul-de-Sac
Less traffic going by, often a bigger or pie-shaped backyard, and a quieter street. Cul-de-sac lots are one of the most requested spots in a subdivision. The MLS does not track them, so this page reads every listing description for them.
Counting... in Madison, Limestone and Morgan counties
Cul-de-sac lots are often wider in the back than the front, which can mean more yard than the street view suggests. Some sit at the end of a short court; others are at the end of a long dead-end street.
Check the plat or a survey to see the real lot shape, and look at the photos for the backyard.
Homes for sale that mention a cul-de-sac
Found by reading the description of every active listing. The words are the listing agent's, not ours: confirm every detail with the listing agent before you rely on it.
Before you buy
- Look at the lot shape. Pie-shaped lots can have a narrow front and a big back. A survey or plat shows the lines.
- Check the drainage. Lots at the bottom of a court can collect water. Visit after a rain if you can and ask your inspector to look at grading.
- Think about parking and turnaround. Some courts are tight for guests, deliveries and trash trucks.
- Expect a premium. Cul-de-sac lots often cost more in the same subdivision. Compare recent sales in the neighborhood.
Questions
Are cul-de-sac homes worth more?
They often sell for more than similar homes on through streets in the same neighborhood, but it varies. Compare recent sales in that subdivision before you decide what to offer.
