It depends on zoning, the subdivision covenants and how the building was permitted. Some areas allow it and some do not. Check with the city or county planning office before you count on rental income.
Is the guest house included in the square footage?
Usually not. The listed living area is normally the main house only. Ask for the guest house size separately and check the county records.
Does a guest house have its own utilities?
Some do and some share with the main house. Ask whether it has a separate meter, its own septic or sewer line, and its own heating and cooling.
